Your lender needs a consistent explanation of how you earn income and where your purchase funds come from. Organize that explanation before moving money or signing a contract that depends on financing.

Use the lender’s actual checklist. A generic internet checklist can help you prepare questions, but it cannot establish which income or funds this lender will accept.

Resolve unclear items before they become closing problems

Ask before making a large transfer, opening new credit, changing employment arrangements or spending funds counted toward closing. Report changes truthfully. Do not describe repayable family money as a gift or divide transactions to conceal their source.

For a self-employed buyer, separate business cash from personal funds in your explanation. Ask whether using business funds could affect the lender’s assessment of the business. Do not assume revenue, taxable income and lender-qualified income are the same number.

Keep a simple tracker: item requested, person responsible, date supplied, and whether the lender has accepted it. A document being uploaded is not the same as the condition being cleared.

Questions buyers often ask

Must I provide all of these documents before receiving a Loan Estimate? No. Underwriting and obtaining a Loan Estimate are different steps. The CFPB explains that a lender cannot require verifying documents as a condition of providing the Loan Estimate after receiving the required application information. CFPB — Documents are not a precondition to receiving a Loan Estimate

Does having money in the account prove it is acceptable for closing? Ask the lender to confirm both availability and documentation. Do not rely on the balance alone.

Where should I upload my records? Use the lender’s verified secure channel. Do not submit tax returns, identification, bank statements or Social Security numbers through B Square’s general inquiry form.
